As appointed by our client, we have undertaken the preparation of a heritage assessment report for proposed additions to a dwelling situated within a heritage overlay. Our comprehensive report meticulously evaluates the Council's heritage policy, particularly focusing on Clause 15.03-1 (Heritage Policy) of the Hobsons Bay Planning Scheme. Additionally, we have considered pertinent sections of the Hobsons Bay Heritage Study (Hobson's Bay City Council, 2017) and the Guidelines for alterations and additions to dwellings in Heritage Areas in Hobsons Bay 2006. The report, designed to support the proposed architectural design developed by Cavera Group Pty Ltd., encompasses detailed information about the subject site and its surroundings, a comprehensive description of the proposed additions and a thorough assessment of how the proposal aligns with Heritage Policy, taking into account Clauses 43.01 and 15.03. This meticulous analysis aims to ensure the proposed development is in harmony with the heritage context and in compliance with relevant planning guidelines and policies.
